A Story of TIF Success in Bedford Park

The Village of Bedford Park has a small residential population, a large industrial base, and several successful Tax Increment Financing (TIF) districts.

In 2012, Teska assisted the Village with expanding an existing TIF to accommodate reuse of a vacant building for a Dunkin Donuts bakery. The result of these efforts, as highlighted in an article published in Crain’s Chicago Business, present a mouthwatering tale of TIF success.

“Remember that Dunkin’ Donuts TV commercial from the 1980s, “Time to make the doughnuts”? It’s that time every afternoon at 3, when Unified CML’s crew clocks in and starts turning 25,000 pounds of doughnut mix, 600 pounds of sugar and 1,500 pounds of flour into 250,000 to 300,000 doughnuts.”

“Based in Bedford Park, Illinois, Unified CML LLC is the largest doughnut factory in the country for Dunkin’ Brands Inc., the country’s largest doughnut retailer. Over the course of a year, the crew produces 90 million glazed, powdered and jelly-filled pastries. That’s enough to feed everyone in Soldier Field a dozen doughnuts a day every day for four months.”
