The City of South Bend has begun an active program to revitalize several of the community's aging commercial corridors. The 4 mile long South Gateway corridor was the first of five corridors to be studied. Working with Business Districts Inc., Teska identified over 30 potential development and redevelopment sites. Recommendations and sketches for entry treatments, streetscape enhancements, and land use were prepared and reviewed with an existing corridor association and interested citizens groups. Sketches of redevelopment alternatives were also prepared.

A detailed action plan was prepared which included a specific step by step list of activities necessary to implement the plan including the party responsible for each action, the timeline for action, and the estimated cost. Other similar plans were prepared for the Lincoln Way Corridor, the Western Avenue Corridor, the Portage Avenue Corridor, and the Miami Avenue Corridor. In addition, the Team developed a redevelopment action plan for downtown South Bend.
