Teska assisted Kendall County in revising development regulations to promote creative land planning through clustering and conservation design techniques. Density incentives are provided to encourage additional open space and promote other County development goals.

The ordinance focuses development review on overall project design and density, with less attention on lot size. A maximum lot size of 45,000 square feet and a minimum lot size of 20,000 square feet are established in the regulations. A minimum of 30 percent open space is required for most new residential developments.

A series of sample conservation design plans to illustrate appropriate design concepts were developed. These sketches were used to help determine appropriate base and maximum density limits.


Teska also assisted the County in refinement of the overall zoning code.
