Teska Associates, Inc. was asked by the Village of Olympia Fields to facilitate a public/private partnership to redesign a 75 acre residential petition. The initial proposal from the developer was functionally sound but lacked a diversity of housing types, did a poor job of preserving open space, and created a subdivision without any 'sense of place'. Teska's design team worked closely with both the Village and the developer in coming up with a unique site plan called Tolentine Estates.

The Tolentine Estates development features two distinct living environments within a master planned community providing 40% open space. The northern portion of the property is designed based on traditional neighborhood planning principles while the southern portion of the property is based on a modern conservation design approach. This hybrid solution provides opportunities for varied housing types and choices within the community. The site plan preserves extensive woodland and wetland areas on the site while preserving views to the adjacent namesake Tolentine Center to the east. An extensive trail system is planned to provide recreational opportunities within the development and to provide connections to regional amenities.

Referred to as The Classics, the northern portion of the development includes townhomes and maintenance-free single family homes focused on a central commons. The southern portion of the development, called The Fields, provides for larger single family home sites clustered around common open spaces.
