Located just outside the traditional village of Richmond, Illinois, is a proposed residential development called ‘The Classics.' The project blends a mixture of ‘neo-traditional' and ‘conservation open space' design principals to create a unique community with a true sense of place.
In developing plans for ‘The Classics', Teska land planners looked at the layout of the older residential areas of Richmond to help recreate historically sensitive pedestrian friendly neighborhoods which are linked to public parks, and open space corridors. Front porches, alleys, small lots, single loaded streets, and other ‘traditional' design principals were utilized throughout the southern portion of the site.
On the environmentally sensitive upland portion of the site, Teska designers used ‘conservation' design principals to preserve woodlands, wetlands, natural drainage patterns, wildlife corridors, and other environmentally sensitive resources. The result is a more curvilinear neighborhood which has larger homesites than the southern portion of the site.
The Classics provides 430 homesites on a total of 225 acres, of which 72 acres (32%) are dedicated to permanent open space. Lot sizes vary from 6,000 s.f. up to 12,000 s.f.
