Faced with an increasing number of commercial proposals for its principal commercial roads, ranging from strip center projects to major regional malls, officials of the Village of Deer Park were concerned over the ultimate type and character of development that would occur on a 300 acre development area. In response, Teska worked closely with Village officials to determine the type and character of development that would be appropriate through adoption of a Master Plan concept and design guidelines. The result of a visioning process revealed that community leaders wanted a new approach to the conventional form of commercial development that reflected Deer Park's character, as well as created a stronger identity and 'sense of place' for the Village and its residents.
Using the Village's Master Plan as the guide, Teska and Village officials worked with a developer to create the 'Deer Park Town Center', a pedestrian oriented, lifestyle shopping center. This initial project includes a new 550,000 sq.ft. retail complex consisting of retail shops and 'tablecloth' type restaurants, with future sites for theater, health or hotel facilities.
