Located at the northwest intersection of Lincoln Highway and Olympian Way is a 15 acre site that is rich in both environmental resources and development opportunities. Situated adjacent to the Metra station, the parcel has long been targeted for a mixed use retail and residential development.
The Village of Olympia Fields asked Teska designers to create a site plan that would meet the needs of the developer while preserving the mature oaks that cover the property. In addition, wetlands and floodplains also provided design hurdles and opportunities for the designers. To ensure feasibility, Teska partnered with Business Districts Inc. to review market demand and create a land use mix that would address both economic and physical constraints.
The design team located mid-rise condominiums on the east end of the site near the Metra Station, and mixed use retail, including a drive through pharmacy, along Lincoln Highway. To preserve as many specimen trees as possible, Teska designers utilized generous bufferyards and the use of a 'retail commons' on the west end of the site. Other retail uses on the site feature a drive through bank and a high end restaurant site with outdoor terraces that overlook the preserved woodlands and flood plain.
