Teska Associates, Inc. was hired by the City of Fitchburg as the lead planner for a 720 acre new, environmentally sensitive neighborhood plan. The Plan is predicated on a planned addition to Fitchburg's Urban Service Area and consistent with Wisconsin's comprehensive planning legislation. The area surrounds the 49-acre McGaw Park, a community park that will be expanded with development of the area. Light rail and Transit-Oriented Development are being planned from the start creating a neighborhood consistent with LEED - Neighborhood Development.

Teska led a team which included Montgomery Associates, Natural Resources Consulting and Transportation Analysis and Design to provide technical guidance to the plan which includes extensive field work and wetland, stream, and water supply protection. Thirteen development scenarios were created to build consensus in the extensive public participation process.

The neighborhood will provide responsible, compact growth for the next twenty-five years including nearly 1,900 residential units, over 200 acres of park, open space, and environmentally-sensitive protected areas, and 2.4 million square feet of commercial space.
