Spring Creek Lakes is a master planned mixed-use community adjacent to the growing I-90 corridor in Loves Park, Illinois. The project carefully combines residential, retail, office and other uses in an interconnected ‘hybrid' community that combines elements of new urbanism and conservation open space design.

The 450 acre parcel contains sensitive natural resources that Teska designers used as a focal point for the community. A mixture of rowhomes, condominiums, side by sides, single family homes, and retail buildings are carefully located to avoid high quality wetlands and floodplain areas. Public roadways and a boardwalk are located around the wetlands and floodplain, ensuring that the entire community can utilize these resources for recreation and aesthetic purposes. Larger lot single family neighborhoods are located north of the high density core and are creatively designed with neighborhood parks and interconnected open space trailway corridors.

The initial phase of the project calls for 1,000 residential units, 150,000 s.f. of retail / office space, and 50,000 s.f. of restaurant space. Future phases will include a senior care facility, a potential school site and/or other municipal uses, and high visibility office sites along I-90.
