One of the early and most successful TIF districts in Illinois, the riverfront redevelopment plan by Teska, has exceed even optimistic projections, resulting in an increase in equalized value from 1.6 million when created to over 12 million at the time of its completion 23 years later. Teska was involved in the landscape and streetscape design for the initial project, Geneva on the Dam on the Fox River, and assisted in the review of development proposals. The City now enjoys an expanded retail, office, and residential base that have added approximately 100,000 sq. feet of commercial space, 104 high-end condominiums, and a 63 room luxury boutique hotel on the river. The funds generated from this district also were used in the riverfront, park and pedestrian improvements within the district.
