Pabst Farms: In The Making

Pabst Farms is a 1,500-acre master-planned community in Oconomowoc, a city in Waukesha County, Wisconsin. The location at Interstate I-94 and State Highway 67 is the epicenter of growth for the west Milwaukee metro “lakes” area.

Since development started in 2002, the development firm, Pabst Farms Development Inc., has successfully built out nearly 1,000 acres with a mix of retail, restaurants, housing, and more. Teska Associates land planning studio and landscape architects have been providing site planning services to Pabst Farms since the beginning.

Having a master plan evolve for over 20 years, Pabst Farms Development Inc. is working to tune the vision and complete the remaining 450-acres of vacant land on the Pabst Farms site. Several development proposals have been submitted already for this continuation of Pabst Farms, including a proposal by Illinois-based Wingspan Development Group for a 59-acre development that would include apartments, retail, and an innovation hub. Another development was proposed for a prime 25 acres parcel near the Wingspan site by Waukesha-based Capri Communities. That proposal includes a 250-unit senior living community with independent living, assisted living, and memory care units.

One Plan To Rule Them All

Teska has been retained by longtime client, Pabst Farms Development Inc., to lead the charge in updating the Pabst Farms Master Plan for the 450-acres of vacant land, a requirement by the City to move the proposed development projects forward in a coordinated manner. The goal? A Master Plan that is reflective of the vision for the area, community needs, current market trends, and the need for cohesion between several existing and proposed developments within the 1,500-acre site.

After several months of collaboration between Teska, Pabst Farms Development Inc, and The City of Oconomowoc, the updated Master Plan is slated for adoption in Spring of 2024.

The focus of the Master Plan includes a blend of interconnected commercial, mixed-use, residential and recreational opportunities as well as pedestrian and vehicular connectivity between the various Pabst Farms developments.
